61 new homes coming to Mitchell

Detached homes expected to be priced around $650,000 and semi-detached around $550,000

Perth County council received a recommended plan of subdivision Thursday that will eventually see 61 new homes in Mitchell.

The location is a currently-empty lot between the streets of Frank, Napier, Clayton and Nelson.

The plan calls for 37 lots for single detached dwellings, 12 lots for 24 semi-detached dwellings and a new municipal street. The development is proposed in two phases, with Phase 1 covering the 37 single detached dwellings and Phase 2 covering the 12 lots for semi-detached dwellings.

The staff report says the estimated selling price of the single detached units provided by the applicant is $650,000and the semi-detached units will be $550,000.

"The developer is not held to these price points, and there may be fluctuations due to market demand. Under current market conditions, these units will not be attainable for either a moderate- or low-income household," the report bluntly states.

The property is 9.4 acres in size and is currently used for cash crops.

No formal comments were received from the public by staff regarding this application, but the report does outline previous concerns raised about pedestrian access and active transportation options in the neighbourhood.

"There are no pedestrian sidewalks provided on any surrounding street ... With the increase in residential development in this area, the Municipality will need to consider as the surrounding roads are rebuilt the need for sidewalks in this area and possible school bus pickup locations," the report says.

Cash-in-lieu instead of parkland is option chosen by staff, which "will help the municipality plan for a suitable park for this neighbourhood in future developments."
